Boiler service contract in Belgium: prices vs one-off (2026)

In Belgium, a boiler service contract costs roughly the same as a one-off service when it only covers the routine visit, and more when it adds discounts, priority booking and breakdown cover. It pays off if you have the boiler serviced every year, if the system is old or breaks down often; for a recent gas boiler serviced only as often as the law requires, a one-off service is usually enough. Service contract or one-off service: what is the difference?

A one-off service is a visit you book yourself when it is due: cleaning, checks, combustion tuning and the legal certificate (in Belgium called an attestation). You pay for the visit, with no commitment afterwards.

A service contract (often called a subscription or contrat d'entretien) is a commitment, usually for one year, that renews automatically. It includes the service visit plus extras: reminders, priority booking, discounts on repairs, sometimes call-out or labour for breakdowns, rarely parts.

So the real question is not "contract or not", but whether what the contract adds is worth the extra cost for your system.

What a service covers and what the law requires in each region

A proper service includes cleaning the boiler and flue, adjusting the burner, measuring combustion and checking the safety devices. Brussels Environment describes the mandatory EPB inspection (contrôle périodique PEB) in similar terms. Belgium has three regions with their own rules. The minimum intervals below are those published by the regional authorities, checked in September 2026. "Mazout" is the Belgian word for heating oil.

Heat pumps. These rules apply to combustion boilers. A heat pump has no combustion certificate, but the EU F-gas Regulation (EU) 2024/573 requires leak checks above certain quantities of refrigerant. Manufacturers' warranties also often depend on regular servicing, so check your documents.

Tenants. Many expats rent, so this matters. In Brussels, boiler servicing and the periodic inspection are the tenant's responsibility (Brussels Housing Code, art. 223). In Wallonia, the official list of tenant repairs also makes the tenant responsible for servicing by an approved technician, while replacing a worn-out boiler is the landlord's job. Keep the certificate: your landlord can ask for it. If you may move, prefer a short commitment.

What boiler service contracts are on offer in Belgium?

From independent heating engineers (chauffagistes) to energy suppliers and their partners, the offers seen in September 2026 fall into four families, under many different names.

1. "Service only" contract

Visit, certificate and automatic reminder, with no breakdown cover. It is mostly convenience; the yearly price should stay close to a one-off visit.

2. Service plus discount and priority

The service is included; repairs are still charged, but with a discount and priority booking. This is how the VCN ONE plan works. Its value depends directly on how likely a breakdown is.

3. Service plus breakdown cover

Call-out and/or labour for breakdowns are included, parts are extra. Watch the limits: number of call-outs per year, office hours only, "within 24 hours" meaning working days.

4. All-in plan or breakdown warranty

Parts are included, usually up to a cap, sometimes as a monthly insurance-style product. It all comes down to the exclusions: wear and tear, boiler age, parts no longer made, the water circuit, flues, limescale.

The monthly-fee trap. A gas plan advertised at a few euros a month may cover only one visit every two years, the legal pace in Brussels and Flanders. Monthly fee × 12 × years between visits = the real price of one service.

How to read a service contract: term, renewal, notice

Before signing, go through the contract in this order.

1. Term. One year is standard; be wary of a multi-year commitment with no way out.
2. Automatic renewal clause. According to the FPS Economy, it must appear in bold, in a separate box, on the front of the first page, with the deadline for opting out and how to do it.
3. Cancelling after renewal. Once the contract has renewed, you can cancel at any time, with no penalty, on notice of no more than two months (art. VI.91 of the Code of Economic Law).
4. Reminder before renewal. The Act of 20 April 2026 (Belgian Official Gazette, 7 May 2026) will require the company to warn you on a durable medium (e-mail or letter) at least 15 days before the opt-out deadline. This rule applies from 1 May 2027 to contracts longer than one month.
5. Right of withdrawal. A contract signed online, by phone or at your home generally gives you 14 days to change your mind.
6. Price and indexation. Is VAT included? Can the price rise at renewal, and by what formula?
7. Exact scope. Call-out, labour, parts, annual cap, number of call-outs, response times in hours or working days.
8. Exclusions. Boiler age or brand, obsolete parts, flue, water circuit, damage from water or limescale.
9. Change of circumstances. What happens if you replace the boiler, switch to a heat pump or move out?

Contract or one-off: the break-even maths for your situation

The maths fits in two lines. Extra cost = yearly contract price − price of a one-off service. Break-even point = extra cost ÷ discount rate on repairs. If your likely yearly repair bill is above that point, the discount pays for the contract; if not, you are paying for peace of mind.

This assumes you have the boiler serviced every year. If you only follow the legal minimum for gas, divide the one-off price by 2 (or by 3 in Wallonia) before comparing.

Worked example with VCN Energy's published prices

These are the prices on our pricing page in September 2026, VAT included. The VCN ONE plan includes the yearly service, up to 20% off parts and call-outs, priority booking, priority breakdown response within 24/48 hours and an automatic reminder, with a one-year commitment and two months' notice.

Using the maximum 20% discount, the break-even points are:

• Basic: €10 cheaper than a service alone for gas, heating oil and heat pumps. Worth it from year one, provided you service every year.
• Standard: you need about €150 of repairs a year (gas), €200 (heating oil) or €270 (heat pump) for the discount to cover the extra cost.
• Premium: the break-even point rises to €400 (gas), €700 (heating oil) and €870 (heat pump) of repairs a year.

Two honest caveats: the maths uses the maximum discount (if your plan applies a lower rate, the break-even point rises), and it puts no price on priority breakdown response, which matters most when the heating fails in mid-winter. When a one-off service is enough

• Gas boiler at the legal minimum. In Brussels and Flanders, €159 every 2 years, about €79.50 a year; in Wallonia every 3 years, about €53 a year. The cheapest plan costs €149 a year, so the one-off service clearly wins.
• Recent boiler with no breakdowns. Under the manufacturer's warranty, a repair discount is of little use.
• Ageing boiler you plan to replace. Do not commit; read our guide on boiler replacement: when and how instead.

When a contract makes sense

• Oil boiler. Servicing is yearly in all three regions, so the basic plan costs less than a one-off visit every year.
• Older system with a history of breakdowns. The discount and priority can outweigh the extra cost.
• Heat pump serviced every year. Same logic as heating oil, with a basic plan cheaper than the visit alone.
• Household that cannot go without heating. With young children or an elderly person at home, priority breakdown response has real value.
• You tend to forget. An automatic reminder avoids a missing certificate and possible penalties.

Ask every provider these ten questions, in writing.

• What is the price per service visit, VAT included, and at what VAT rate? The reduced 6% rate only applies to certain work, in a private home over 10 years old and under conditions.
• Which interval is included: yearly, or the legal minimum?
• Is the technician approved in your region for your fuel, and do you get the certificate at every visit?
• Is the call-out for a breakdown included, and how many times a year?
• Is repair labour included, discounted or charged at full rate?
• Are parts included, discounted or charged? Is there a yearly cap?
• What response time is guaranteed, in hours or working days, weekends included or not?
• Which exclusions apply to the age, brand or condition of the system?
• What is the term, the opt-out deadline for renewal and the notice period?
• Can the price rise at renewal?

Red flags: when a contract looks too good

How much does a boiler service contract cost in Belgium?

It depends on the fuel and what is included. A contract limited to servicing costs about the same as a one-off visit; plans with discounts, priority or breakdown cover cost more. Is a boiler service contract compulsory in Belgium?

No. Servicing the boiler is compulsory, the contract is not. You can hire an approved technician visit by visit, as long as you follow your region's interval: gas every 2 years in Brussels and Flanders, every 3 years in Wallonia (up to 100 kW), heating oil and wood every year everywhere. A contract mainly adds reminders, priority and discounts.

How often must a gas boiler be serviced in Brussels?

In the Brussels-Capital Region, a gas boiler must undergo the periodic EPB inspection every two years, carried out by a technician approved by Brussels Environment. Oil and solid-fuel boilers must be inspected every year. The technician registers a digital certificate with Brussels Environment and can give you a PDF copy. If you rent, this is normally the tenant's responsibility.

Can I cancel a boiler service contract that renewed automatically?

Yes. In Belgium, once a fixed-term service contract has renewed tacitly, the consumer can cancel it at any time, with no penalty, on notice of no more than two months (art. VI.91 of the Code of Economic Law). The renewal clause must be shown in bold in a separate box. From 1 May 2027, companies must also remind you at least 15 days before the opt-out deadline.

Does a boiler service contract include spare parts?

Rarely in full. Most contracts include the service visit and certificate, then offer a discount on parts and labour. All-in plans or breakdown warranties include parts, but almost always up to a yearly cap and with exclusions: wear and tear, boiler age, parts no longer manufactured. Read that part of the contract before comparing prices.

Is a service contract worth it for a heat pump?

It can be, if you have the heat pump serviced every year. A heat pump has no combustion certificate, but the EU F-gas Regulation may require leak checks depending on the amount of refrigerant, and manufacturers' warranties often require regular servicing.
